At Bay Realty Michigan, we operate differently than most brokerages.  We believe that real estate agents hire a brokerage to help operate their own business and the brokerage works for the agent.  The salesperson is a 1099 Independent Contractor who hires a brokerage like a business owner hires a service to help operate their business.  

There are a lot of factors that go into hiring a brokerage.  Some agents are more comfortable with the traditional office setting, the comradery of other agents, and the staff potlucks.  Most agents see paying high office fees and commission splits as normal.  We understand our model is not for everyone.  It takes a highly motivated and independent business mindset to be successful in our model.  The upside of our model is that you can make the most money due to no fees and our generous flat fee commission split.


Lyndsey and I have hired big brokerages to work for our business in the past.  We have not had one sale that occured because of being in the office or the big brokerage name/logo on our real estate signs.  Our clients hire us because of us, not the brokerage name.  During Covid, we were locked out of the office and we soon began to question all of the fees associated with the traditional office model.  It has been a goal of ours since we started in real estate to open our own brokerage.  Our brokerage is designed to offer agents a model and services to grow their own business.  Agents pay a tremendous amount of fees just to maintain a real estate license and to be part of the local MLS.  Our goal is to provide the highest level of value to our agents, so they are able to put more money in their pocket at the conclusion of a transaction.


Real Estate Broker and Experienced Salesperson ProgramBroker or Salesperson with 3 years experience and a minimum of 5 transactions per year.  We strongly encourage all experienced agents to open their own Bay Realty Michigan branch office (home office) if located within 25 miles of our Bay City or Au Gres locations.  This program is designed for experienced, highly motivated, and independent agents who would rather take home more money per transaction instead of paying for a brick and mortar office.  You have earned the right to a higher income.

$500 per transaction for the first 20 transactions.

$200 per transaction after cap has been reached.

Example: 

Sales Price $150,000 with 3% commission

Total commission: $4,500

70/30 split

$1,350 to brokerage

$3,150 to agent

Bay Realty Michigan split

$500 to brokerage

$4,000 to agent


Real Estate Salesperson ProgramThis program is designed for newer agents who will need help and mentorship.  Individuals in our salesperson program will receive personal mentoring and guidance from  broker/owners Lyndsey O'Brien and Ryan Sagady.  Promotion to experienced broker/salesperson program will take place after 20 transactions.

$600 per transaction for the first 20 transactions.

$200 per transaction fee after cap has been reached.

Example: 

Sales Price $150,000 with 3% commission

Total commission: $4,500

70/30 split

$1,350 to brokerage

$3,150 to agent

Bay Realty Michigan split

$600 to brokerage

$3,900 to agent


Team Program

Team Leader

$500 per transaction for the first 20 transactions.

$200 per transaction after cap has been reached.

Additional Team Member

$500 per transaction for an additional 10 transactions.

$200 per transaction after cap has been reached.

Example:

A team of 3 agents would cap at $500 per transaction for the first 40 transactions.

Team leader(20 transactions) + member 1(10 transactions) + member 2(10 transactions) = $500 per transaction for the first 40 transactions.

1 agent= 20 transaction cap

2 agents = 30 transaction cap (normally 40, $5,000 savings)

3 agents = 40 transaction cap (normally 60, $10,000 savings)

4 agents = 50 transaction cap (normally 80, $15,000 savings)

5 agents = 60 transaction cap (normally 100, $20,000 savings)



Spouse Teams: Spouse teams are treated as one person and the commission program is based on experience level.
